How we work
Site Identification
We evaluate parcels for zoning potential, entitlement complexity, and market demand. We're looking for the gap between what a site is permitted for today and what it can support.
Due Diligence & Underwriting
Before we commit, we run the numbers. Soil reports, CEQA exposure, utility availability, and comparable sales — we don't move forward until the deal works on paper.
Entitlements & Permitting
We navigate San Diego County's permit jurisdictions — City of San Diego, County unincorporated, and community planning areas including Ramona — with the knowledge of a team that's done it before.
Ground-Up Construction
We build it ourselves. No GC markup on top of our development cost. The same team that underwrote the project pours the slab and frames the structure.
Exit or Hold
We structure the exit before we break ground. Sale, refinance, or hold for cash flow — the decision is underwritten from day one.
What we bring to a development deal
Casa Madera operates as the developer and the contractor on the same project. That means no margin-on-margin, no coordination loss between a developer's vision and a GC's execution, and a single point of accountability from acquisition to delivery.
We have active deal flow in Ramona, East County, and North County San Diego — and we structure capital partnerships on individual projects, not funds.
