Casa Madera is a licensed California General B contractor that operates primarily as a developer. We source land, run entitlements, and build the project ourselves — which means no margin-on-margin, no coordination loss, and one point of accountability from acquisition to delivery.
Deal-by-deal. No fund.
We partner with capital on individual projects — not through a fund, not through a pooled vehicle. You know exactly what you're in: the site, the underwrite, the timeline, and the exit. We bring the deal, the entitlements, and the construction execution. You bring the capital. We split the return.
We work with a small number of capital partners at a time. The criteria for fit is alignment on project type, return expectations, and communication style. The conversation is direct.

Active pipeline in San Diego County across land, residential, and value-add. We bring the deal.
Entitlements
In-house navigation of SD County permit jurisdictions, CEQA, and community planning. We know the process.
Construction Execution
We build it ourselves. Licensed GC, in-house trades, no GC markup on top of development cost.
Market Knowledge
Ramona, East County, North County — we know the comps, the buyers, and the timelines.
